PROJECT DETAILS New build development of 31 new timber frame homes (15 affordable rent and 16 shared ownership). 8nr two bed homes, 10nr one bed bungalows, 1nr two bed detached bungalow and 12nr two storey three bed semi-detached properties.

BRIEF

This was phase 3 of a wider Great Places regeneration project which had been progressing for more than 7 years in the heart of Langho in the Ribble Valley. Phase 3 was made possible with Homes England Grant funding contribution of £1.1m.


SOCIAL VALUE

Hargreaves Contracting committed to working with local supply chain companies and created a number of new job opportunities and work experience placements on this project in line with Great Places ICN Framework Contributions.


CHALLENGE: SITE DRAINAGE REQUIREMENTS AFFECTING SITE VIABILITY

This has been a challenging site due to a high-level water table affecting moisture in the ground together with the discovery of a medium pressure gas main which we had to design the site around. The groundworks could not be within a 3m radius of the gas main affecting location of 2 of the plots. The site was a narrow sliver of land nestled in between a busy A Road and Farm land so access was also a challenge.

Almost immediately after we started on site, the Country was hit by the full effects of the Covid Pandemic. All Hargreaves sites experienced a shutdown for a few weeks as the industry set up plans and updated their RAMs to continue to deliver against their programme of works. As per guidance from the Construction Leadership Council, we kept our teams separate with only one person allowed in each property at a time. Material orders slowed and stopped as brick, cement, UPVC windows/doors, fence panels, kitchens manufacturers ceased to trade. We also experienced labour shortages on site which resulted in an extension of time requirement.

  • Full remediation strategy

  • Asbestos removal

  • Early timber frame order for priority delivery slots

  • Individual garden drainage required due to extensive wet ground

  • Client Communication to manage expectations around resident moving in dates and off plan reservations

  • SUDS pond / attenuation rainwater tank with 1m diameter pipes with hydro brakes resulting in slow release into nearby stream


OUTCOME

Full LABC warranty was achieved by Ribble Valley Borough Council. The client was impressed with the very high-quality finish at handover of this third phase of the development. Phase 2 of Petre Wood completed in 2015 at a contract value of £2.6m.
